⚖️ Comprehensive service agreement & liability disclaimer

1. Nature of directory service and exclusion of liability

DirectBNB.gr operates exclusively as a passive online directory and advertising venue. Users (both "Hosts" and "Guests") explicitly acknowledge and agree that:

• No intermediary role:

  DirectBNB.gr is not a booking agent, travel agency, real estate broker, or payment processor. We do not participate in, facilitate, or exert control over the communication, negotiation, or execution of any rental agreement. All contracts are formed directly between the Host and the Guest.

• Zero-middleman policy:

  We do not handle, collect, or hold any payments, deposits, or fees. All financial transactions occur strictly off-platform via the parties' chosen methods. Furthermore, we do not oversee or store the private communications (Viber, WhatsApp, Phone, etc.) between parties.

• Accuracy of data:

  While we provide tools for iCal availability syncing and dynamic pricing, DirectBNB.gr does not guarantee the real-time accuracy of such data. Hosts are solely responsible for ensuring their availability and pricing (including weekday/weekend rates and discounts) are correct.

• Legal compliance & AMA registry:

  Hosts bear the sole responsibility for complying with all local Greek regulations, including the mandatory display of the Short-Term Rental Registry Number (AMA) and the payment of relevant taxes. DirectBNB.gr assumes no liability for listings that fail to meet legal or tax requirements.

• User due diligence:

  We do not perform background checks or verify the physical condition of properties. Guests are encouraged to perform their own "due diligence" before transferring funds. DirectBNB.gr shall not be held liable for any disputes, cancellations, fraudulent listings, property damages, personal injury, or "loss of profit" resulting from the use of the directory.

• No guarantee of results:

  DirectBNB.gr provides no guarantee—explicit or implied—regarding the volume of inquiries, bookings, or income a Host may receive through the platform.

• Third-party links:

  Our platform provides links to external websites and social media profiles. We do not control, and are not responsible for, the content, privacy policies, or safety of these external destinations.
