How to set up your pricing
A simple guide to every pricing setting. Set the right prices, get more bookings, and earn more.
Your standard prices
These prices apply all year round, unless you create a seasonal rule to change them for certain dates.
- Weekday price
- How much you charge per night from Sunday to Thursday. This is the main price for your property.
- Weekend priceOptional
- How much you charge per night on Fridays and Saturdays. If you leave it empty, your weekday price is used every night. Tip: most hosts charge a bit more on weekends.
How long guests can stay
Set a minimum or maximum number of nights per booking.
- Minimum nightsOptional
- The shortest stay you accept. For example, if you set 3, guests must book at least 3 nights. Leave empty to accept any length.
- Maximum nightsOptional
- The longest stay you accept in one booking. For example, 30 means no stay longer than a month. Leave empty for no limit.
How early guests can book
Decide when guests are allowed to make a booking — how close or how far from the arrival date.
- Book at least ... days before arrivalOptional
- Guests must book this many days before they arrive. For example, 2 means no same-day or next-day bookings — you always have at least 2 days to prepare. Leave empty to allow last-second bookings.
- Book at most ... days before arrivalOptional
- How far into the future guests can book. For example, 365 means up to one year ahead. Leave empty to allow bookings anytime.
Discounts for longer stays
OptionalGive guests a better deal when they stay longer. You can add several levels — for example, 10% off for 7+ nights and 20% off for 14+ nights. The best matching level is used automatically.
You can skip this. If you leave it empty, it simply won't apply.
- Nights needed
- How many nights the guest needs to stay to get this discount. For example, 7 means the discount starts at 7 nights.
- Discount %
- How much the guest saves. For example, 10 means 10% off. A 7-night stay at 100 euros/night drops from 700 to 630 euros.
Early bird discounts
OptionalReward guests who book well ahead of time. This helps you lock in bookings early.
You can skip this. If you leave it empty, it simply won't apply.
- How early they must book
- The guest gets the discount only if they book at least this many days before arrival. For example, 60 means they need to book 2 months or more in advance.
- Discount %
- How much the guest saves for booking early. For example, 15 means 15% off the total.
Last minute discounts
OptionalRather leave your property empty? Offer a discount when someone books just days before arrival to fill those gaps.
You can skip this. If you leave it empty, it simply won't apply.
- How close to arrival
- The discount applies when the guest books this close to arrival. For example, 3 means the discount works if they book 3 days or less before check-in.
- Discount %
- How much the guest saves on a last-minute booking. For example, 10 means 10% off.
When two discounts apply at once
Sometimes a guest qualifies for two discounts — for example, a long-stay discount and an early bird discount. This setting decides what happens.
- Both apply (recommended)
- Both discounts are given, one after the other. The second discount is calculated on the already-reduced price. This is how Airbnb does it. Example: 10% long-stay + 15% early bird on a 1,000 euro booking = 1,000 - 10% = 900, then 900 - 15% = 765 euros total.
- Only the biggest
- Only the larger discount is given, the smaller one is skipped. This keeps more money in your pocket. Example: if a guest qualifies for 10% and 15%, they only get 15% off.
Seasonal prices
OptionalSet different prices for busy or quiet times of the year — like summer, Christmas, or Easter. During those dates, the seasonal prices replace your standard prices.

- Start & end dates
- Choose when the season starts and ends. These dates repeat every year. You can even cross the new year — for example, December 20 to January 10.
- Prices for this season
- Set a different weekday and weekend price for this season. During these dates, guests see these prices instead of your standard ones.
- Other settings for this season
- You can also set different minimum nights, maximum nights, booking rules, and discounts just for this season. Anything you change here only applies during this period.
What counts as a weekend?
On directBnB, weekends are Friday and Saturday nights only. Sunday to Thursday count as weekdays. So if a guest stays Friday to Sunday, they pay 2 weekend nights (Friday and Saturday).
